Matthew Felton is the sole principal of Felton Properties Inc., a Portland-based commercial real estate firm he founded in 1997. Over nearly three decades, Felton Properties has built a diversified portfolio of office and flex/industrial assets across Oregon, Washington, California, Colorado, Utah, Minnesota, Wisconsin, and Indiana. FSCP represents the natural evolution of that platform: a vehicle designed to attract institutional capital and deploy it with the same discipline, rigor, and tenant-first philosophy that defines Felton Properties.
Matthew's approach — deep market knowledge, disciplined underwriting, and attentive asset management — has produced a perfect closing track record. Every property Felton Properties has contracted to purchase has closed, without exception. Matthew leads all acquisitions, asset management, operations, and property-level decision-making within the FSCP portfolio.
Nicholas Kucha is one of the most accomplished institutional investment sales brokers in the Western United States, with over 22 years of commercial real estate experience and a career transaction volume exceeding $12 billion across office, industrial, and retail assets. Nick most recently served as Vice Chairman of Pacific Northwest Capital Markets at Newmark, co-leading the West Coast Capital Markets team alongside Steven Golubchik and Kevin Shannon, with a primary focus on the Seattle and Portland markets. Prior to Newmark, he spent nearly six years at HFF as a Senior Managing Director and Co-Head of the Portland office, leading institutional investment sales across the western United States.
At FSCP, Nick leads all capital markets activity, investor relations, and deal sourcing — leveraging his unparalleled network of institutional buyers, sellers, and capital providers across the Pacific Northwest and Western U.S. to provide FSCP with proprietary deal flow and early-look access that most capital platforms cannot replicate.
Brett is responsible for asset management and leasing Felton Properties' Midwest portfolio in Minnesota, Wisconsin and Indiana. Before joining Felton Properties, Brett was the Managing Director of Property and Facilities Management for Irgens, a development group with holdings in Wisconsin, Illinois and Arizona. Prior to moving to Milwaukee, he was a Portfolio Manager in the Minneapolis/St. Paul office of Colliers. There, Brett had oversight of Colliers suburban office portfolio. He graduated from The Carlson School of Management, at the University of Minnesota, where he earned a BSB and an MBA. Brett has also earned a RPA designation through BOMA and a CPM designation through IREM.
At Felton Stern Capital Partners, Brett will be involved with overseeing the asset management and managing tenant relationships with our soon to be expanded portfolio, as well as utilizing his deep network of relationships to source opportunities throughout the Midwest and Texas.
Michael is responsible for Felton Properties' Oregon and California holdings as well as certain portfolio-wide financial processes. Before joining Felton Properties, Michael worked briefly as a third party property manager for Norris, Beggs & Simpson. Prior to moving to Portland, he was an Executive Vice President at Edison Properties, a diversified commercial real estate firm with holdings in Maryland, New Jersey and New York. There, Michael led Edison's primary business unit with annual revenue exceeding $100 million. He graduated from Bowdoin College and earned an MBA from Columbia Business School. Michael holds a principal broker license from the state of Oregon and a CPM designation from IREM.
At Felton Stern, he oversees the Kruse V asset in Lake Oswego, Oregon and plays a lead role in the due diligence phase of our acquisition process.
Marianne oversees the acquisition and disposition of assets, investor relations, loan coordination and general corporate operations for Felton Properties. Marianne joined the team in 2013, bringing with her approximately ten years of real estate industry experience. Over the past decade, Marianne has closed more than 30 real estate transactions (acquisitions/dispositions/refinances) and has a proven ability to navigate complex deals with fostering strong relationships with investors, lenders and vendors. Through coordinating all loan closings, she works closely with loan servicers to ensure ongoing compliance with loan documents. In addition to overseeing investor relations, Marianne manages the firm's investor portal, distributions, and the timely posting of K-1s and third party-generated financial statements.
Marianne also plays a key role at Felton Stern Capital Partners, coordinating acquisitions and dispositions, investor relations, loan coordination and general operations. She works closely with investors, lenders and partners to support the platform's strategy, operational execution, and long-term growth objectives. Marianne oversees loan closing coordination and maintains ongoing communication with loan servicers to ensure compliance with loan documents. She also manages investor communications through the firm's investor portal, including distributions, K-1 postings, and third-party financial reporting.
Nancy oversees the management and leasing of Felton Properties' commercial real estate portfolio across Washington, Colorado, and Utah. With over 25 years of experience in commercial real estate, she brings a results-driven approach focused on optimizing asset performance and delivering long-term value. Nancy has a proven track record of enhancing property operations, driving leasing activity, and implementing strategic initiatives that maximize returns and strengthen portfolio positioning.
At Felton Stern Capital Partners, Nancy will actively be involved in overseeing the firm's commercial office assets in Washington. In this role, she is responsible for executing asset-level strategies with a focus on capital improvements, ensuring properties are well-positioned to meet evolving market demands. She works to enhance asset quality while maintaining strong operational performance, aligning long-term investment objectives with day-to-day management and leasing initiatives.
Alexis is responsible for supporting the Asset Managers and Portfolio Manager in the administration of the commercial property portfolio. Alexis joined the Felton Properties team in 2023, bringing with her approximately six years of experience in the commercial real estate industry.
